What "repair" means depends on what the pipe is made of. This page follows the path from the symptom you notice, through the diagnosis, to the method that fits each material found under Orange County homes.

Start with the symptom

Sewer pipe problems announce themselves in a handful of ways, and each one points somewhere different.

  • One slow drain. Usually a fixture or branch problem, not the main lateral. Worth a cable before anything else.
  • Everything slow at once, or gurgling in the lowest fixture when another one drains. The lateral is restricted downstream of the house. Roots, a belly holding debris, or scale narrowing cast iron.
  • Backups that a snake clears for a few months. Roots growing back through the same open joint. The pipe is the problem, not the clog.
  • Sewage smell in the yard, a wet patch that never dries, unusually green grass in a stripe. A leaking joint or break under the lawn. Common in old clay.
  • Smell inside, damp flooring, cracked tile in a line, or a soft spot in the slab. A leaking cast iron or ABS line under the house. The leak has been going on for a while by the time it shows.
  • Drain flies, or a rodent that keeps getting in. A broken pipe under or near the foundation.

None of these tell you what to do. They tell you to get a camera in the line.

Diagnosis: the camera, then the cleaning, then the camera again

A recorded push-camera inspection identifies the material, the footage of each defect, and where the pipe goes. If the line is dirty, it is hydro jetted (or, for fragile materials, cabled gently) and inspected again, because the true condition is only visible on bare wall. The second video is the one the repair plan is built from. Ask for both. The material shown in that video is the single biggest factor in what "repair" is going to mean, and the trenchless methods for repairing a sewer pipe are chosen from it.

Vitrified clay

Where you find it: most homes built before about 1970, and the great majority of the 1950s and 60s tracts inland: Anaheim, Garden Grove, Santa Ana, Fullerton, Buena Park, Westminster, and their neighbors.

How it fails: the pipe itself is hard and durable. The joints are the weakness. Each 2- to 4-foot segment was set into the hub of the next with mortar or a tar-based compound, and after sixty years those joints have opened. Roots from mature ficus, liquidambar, and camphor street trees find the moisture and grow in. Soil movement offsets the joints. Occasionally a segment cracks under a driveway.

What repair means: for one open joint, a sectional point repair. For roots at most joints, which is the usual case, jetting and a full cured-in-place liner, which seals every joint in one pass. For a badly offset joint, a small dig at that joint followed by lining the rest. Clay is rarely burst unless it has collapsed or has a long belly, because a clay pipe that is still round is an excellent host for a liner.

Cast iron

Where you find it: under the slab in many 1960s through 1980s homes, especially in Irvine, Mission Viejo, Lake Forest, Laguna Niguel, and along the coast. Often cast iron under the house transitions to clay or ABS in the yard.

How it fails: from the inside, by corrosion. The bottom of the pipe, where water sits, thins first and eventually opens into a channel. The crown grows scale that catches paper. In coastal cities, salty soil corrodes the outside at the same time, so a coastal cast iron line can fail decades earlier than an inland one. The camera sees the scale and the channel but cannot measure remaining wall.

What repair means: descaling with a chain flail to expose the real wall, then a camera check. If enough pipe is left to hold the liner's shape during cure, a full liner. If the floor has gone entirely along a stretch, that section is either burst, if there is access at both ends, or opened up through the slab at the worst spot. The specifics of repairing a sewer line under a slab are their own subject, but the short version is that lining through an existing cleanout avoids cutting the floor at all, which is why it is the first thing to check for.

ABS and PVC

Where you find it: most homes from the mid-1970s on, and as the yard-side pipe in many earlier homes that were partly replaced.

How it fails: plastic pipe does not corrode and roots cannot get through an intact solvent-welded joint. When it fails it is usually because of something done to it: a joint that was never properly glued, a section crushed by a truck on the driveway or by a contractor's excavator, a fitting that cracked from ground movement, or a belly where the trench was not compacted. A run of ABS from a bad batch in the 1980s is known to crack along its length in some tracts.

What repair means: plastic pipe problems tend to be localized, so a point repair or a short excavation at the bad spot is common. A run with several cracked fittings or a long belly is a full liner or a burst. ABS is smooth and lines well; the issue is whether the defect is single or spread out.

Orangeburg

Where you find it: some 1950s and 60s homes, mixed in with clay in the same neighborhoods. It was cheap and easy to install and nobody expected it to last this long.

How it fails: Orangeburg is wood fiber bound with coal tar pitch, essentially a heavy tar-paper tube. Over decades it absorbs moisture, softens, and deforms under the soil load, going oval and then flat. Roots push through the wall itself. The camera shows a black, layered, often flattened pipe with a blistered surface.

What repair means: more options than the common advice suggests. Orangeburg that still holds a roughly round shape can be lined, and the liner becomes the structural pipe while the fiber around it continues to soften harmlessly. The rule is to clean it gently, never with aggressive jetting, and to line it soon rather than later. Orangeburg that has already gone flat or collapsed cannot be lined and is burst, which it does easily.

Transitions are where things go wrong. Many Orange County laterals change material at the foundation line: cast iron to clay, ABS to clay, clay to Orangeburg. The fitting at that change is a frequent defect and a frequent place where a liner needs a small excavation to seat properly. Make sure the camera report says what the pipe is at each end, not just at the access point.

Turning a diagnosis into a plan

A useful repair plan reads like a map of the line: from the house to the main, what material, what defect at what footage, and what method for each section. It should include the count of branch connections that will need reinstating if a liner is involved, the location of any access pits, and who pulls the permit. If two of the sewer pipe repair specialists in Orange County you talk to disagree, the disagreement is usually about how far a defect extends or whether a material is still sound enough to line. Common questions in Orange County

How do I find out what my sewer pipe is made of?

The camera inspection shows it directly. As a rough guide by build date: clay before 1970, cast iron under slab from the 1960s through 1980s, ABS or PVC from the mid-1970s on, and Orangeburg scattered through 1950s and 60s tracts. Many homes have more than one material.

Can a clay sewer pipe be repaired without digging?

Yes, in most cases. Clay that is still round is one of the best candidates for cured-in-place lining, which seals every joint. Only a collapse, a long belly, or a severe offset needs excavation, and then usually just at that spot.

My Orangeburg pipe was diagnosed as needing full replacement. Is that always true?

No. If it still holds its shape, it can usually be lined, and the liner becomes the new structural pipe. Replacement by bursting is needed once it has flattened. Ask to see the shape on the video.

Why is cast iron worse near the coast?

Salty, shallow groundwater corrodes the outside of the pipe while wastewater corrodes the inside. A cast iron line in Huntington Beach or Newport Beach can be in the condition an inland line reaches twenty years later.

Is a repair under the slab always a big job?

Not if the line can be lined from a cleanout. A liner installed through an existing access point does not touch the floor. Cutting the slab is needed only when a section has collapsed or a fitting has to be replaced.
