Spanish Village, the tracts and Talega
San Clemente was laid out in the 1920s as a Spanish-style village on the bluffs above the pier, and the original neighborhoods along Avenida Del Mar, the Pier Bowl and the streets south toward San Clemente State Beach still sit on shallow vitrified clay laterals jointed every couple of feet, with cast iron under raised floors.
