Old Town, the tracts, the waterfront

Seal Beach has four distinct neighborhoods on four kinds of pipe. Old Town, the grid of narrow lots between the pier and Pacific Coast Highway, dates from the 1910s through the 1940s, with cottages and the houses that replaced them on shallow vitrified clay laterals, many running out to the alleys, and cast iron under raised floors.
